CASALONDRES - TERMS & CONDITIONS
INTRODUCTION
CasaLondres is committed to making sure that your stay with us is happy, safe and fulfilling. After staying with us, the vast majority of our tenants recommend us to their family and friends. We will always be fair with you if you play fair with us, but this Lease Agreement makes clear that we have the right to impose fines; retain your deposit or; ask you to leave. We only take this action if:
You have broken the law
Your behaviour has put at risk the health and safety of others
Your actions have resulted in us incurring additional costs
You have brought the good name of CasaLondres into disrepute
Please read this Tenancy Agreement carefully. If you feel you cannot comply with the Terms & Conditions of the CasaLondres Tenancy Agreement; we urge you not stay with us.
1. RENT
Rent is payable two weeks in advance. Rent is due on Sundays – the exact dates when rent is due are detailed on a note besides the safe box which is in each of our properties. Moreover, we will confirm the dates on which rent is due by e-mail. If rent is not paid by the required date tenants will be charged an additional £3 per day late.
2. DEPOSIT
A mandatory deposit of £170 is required. For single rooms, the required deposit is 2 weeks in advance. After departure, deposits will be returned in full unless the tenant hasn't paid a deposit or there has been a breach of any of the following clauses: 3 (notice of departure), 4 (illegal drugs), 5 (smoking), 6 (damage), 7 (visitors), 8 (parties). If any of these clauses are infringed by the tenant then the tenant’s full deposit will be retained by CasaLondres.
If the tenant has a separate arrangement made through one of our international agencies, a mandatory deposit will be required if you decided to extend your stay with us after the arragement with the agency has ended. It is payable after 7 days from your arrival and must be payed in full to CasaLondres. If the tenant doesn't wish to extend his/her stay after the arragement with the agency has ended, there is no deposit to be returned by CasaLondres neither by the agency.
Please note: Under no circumstances the deposit can be used to pay the rent. No exceptions.
3. DEPARTURE
All tenants must give 4 weeks’ notice before departure. Notice must be given in writing by letter or e-mail. If any of the following clauses are infringed (4, 5, 6, 7, 8) we reserve the right to ask a tenant to leave immediately. In case of eviction, the tenant will automatically lose their full deposit.
4. ILLEGAL DRUGS
The use of illegal drugs is absolutely prohibited. If any tenant is caught using any illegal substance we will report it to the police and the tenant will be immediately evicted and lose their full deposit.
5. SMOKING
In accordance with UK law smoking is prohibited inside any CasaLondres property. Any tenant caught smoking inside one of our properties will be asked to leave immediately and will lose their deposit.
6. DAMAGE
Damage to any of properties is strictly forbidden. This includes damage to walls. It is forbidden to put photos, posters and banners on walls as this damages the wall. Any damage caused by a tenant will be paid for by that tenant and that tenant and will lose their deposit.
7. VISITORS
All visitors must leave by 10.30pm. No tenant can permit a visitor to spend the night without first obtaining our express permission. If permission is granted, the tenant will be charged at the rate of £10 per person, per night. In addition, if the visitor requires either a letter of accommodation or any of mattress/duvet/bed linen, the tenant will pay CasaLondres a one-off £30 fee. If we discover that a visitor has spent the night in one of our properties without our permission, they will be removed with immediate effect and the tenant who brought the visitor to our property will be asked to leave and will forfeit their deposit.
8. PARTIES
We pride ourselves on being good neighbours and responsible members of the local community. Parties disturb our neighbours and the peace of the community. If a tenant holds a party it risks our good reputation and the tenant risks breaking the law. If any tenant is found guilty of breaching the peace they could face jail and/or a fine of up to £20,000. For these reasons we do not allow parties in any CasaLondres property. NO PARTIES.
9. ITEMS FROM THE STREET
Items left on the street are waiting for the council’s refuse disposal services to collect them and may be infected with insects and may be contaminated. Tenants are not allowed to bring any item taken from the street into our any of our properties. Such items include chairs, signs, mattresses, traffic cones etc. If any tenant is found bringing in an item off the street they will return the item and pay CasaLondres the sum of £100 to cover additional cleaning expenses.
10. HOLIDAYS
Tenants must pay in advance for the whole period which they are away from the property.
11. RECYCLING
Waste must be recycled according to the signs near the area of each property reserved for garbage. Recycling is the law and if the recycling laws are broken a fine can be imposed on the property. If one of our properties is fined, the fine will be paid by the tenants in the offending property.
12. INTERNET
As a courtesy to all tenants we offer free high-speed wireless internet. We are governed by the ‘Fair Use Policy’. This means that our service is liable to be drastically reduced if tenants download large files. As such, the downloading of large files is not permitted.
13. CLEANING
The cleaning of communal areas is a free benefit offered by us. Tenants are required to keep their own rooms clean and tidy as CasaLondres has to show potential tenants rooms in our properties. To this end, CasaLondres reserves the right to inspect and enter any room without notice.
14. HEATING
CasaLondres adheres to recommended standards in respect of the heating of our properties. In winter the central heating will be turned on for an average of between eight and twelve hours a day. The central heating will not be turned on in spring and summer.
15. ACCOMODATION LETTER
This is proof of your residence in the UK. If you require a letter of accommodation from us, this request must be made via e-mail and you must give us give 5 days’ notice.
16. CHECK-IN & CHECK-OUT
The times of check-in are Midday to 8pm and the times of check-out are 9am to Midday. If you check-in or check-out outside these times we reserve the right to charge an extra days’ rent.
17. MOVING FROM ONE ROOM TO ANOTHER
At times of High Demand for our accommodation, if you are sharing a twin room and your room mate leaves, CasaLondres reserve the right to move you into another room at the same property or another property of CasaLondres.
18. CHANGES
CasaLondres reserves the right to amend or alter the Terms & Conditions of the Lease Agreement.
