CASALONDRES - TENANCY AGREEMENT
1. PAYMENT OF THE RENT- The rent is always paid in advanced on Sundays. Specified dates can be found fixed next to the safe box at the house. The payments will be collected once every fortnight. In the eventuality the rent has not been paid on the dates predetermined, CasaLondres will add a daily fee of £3.00, which must be paid with the overdue rent.
2. LEAVING NOTICE – The leaving notice must be given in, with four weeks prior to the leaving date from the accommodation. The notice must be in writing or by letter or e-mail. Casalondres will give the same length of notice to the tenants when invited to leave the accommodation. However, exceptions may occur, please refer to the items 1, 2, 3 and 4 at the end of this agreement.
3. DEPOSIT - The deposit required is £150, and it is mandatory regardless the sort of room and the length of the tenancy. The deposit will be reimbursed up to 48 hours after the tenants have left the accommodation and through Paypal only. The deposit may suffer partial deduction or may not be reimbursed at all if Casalondres finds out that:
• 4 weeks' notice have not been given in
• Key's of the accommodation has not been return or has been lost/damaged
• The bedroom is not at the same condition as found when the tenant moved in
• The space reserved to the tenant, such as fridge, cupboard are cleaned as found when the tenant moved in.
• Unauthorized Parties Smoking inside the property or any other illegal substances
4. HEATING – The heating of CasaLondres' accommodations is not connected 24 hours. CasaLondres adheres to the standards of conventional heating recommended by the government and gas company: 9 hours a day, divided in 3 hours in the morning and 6 hours in the evening. The heating system cannot be left on all night.
NOTE: If the temperature drops below 5ºC - we will increase the heating to 12 hours a day.
5. HOLIDAYS – Shall the tenant goes on holiday, the tenant must pay the rent as normal, for the whole period the tenant is going to be absent for. In the case the tenant has not paid the rent before leaving on vacation, Casalondres reserves the right to pack and remove the tenants' belongings and vacate the room for a new tenant. CasaLondres may apply the clause 1 of this rent agreement.
6. MODIFICATION IN THE HOUSE/ROOM – It is strictly forbidden to damage any wall in any room in the property (bedroom, kitchen, bathroom, etc.), by hammering nails into the walls, sticking blue tacks, sellotape, hold frames, photos, posters, flags, etc. If Casalondres perceives that the wall of the property has suffered any damage, the responsible tenant will forfeit the deposit partially or totally to cover the expenses in order to repair the damage.
7. VISITORS – Visitors are allowed in the accommodation during the day as long as accompanied by the tenant. If the tenant wants to bring a visitor to spend overnight, Casalondres reserves the right to charge £10 per visitor per night. Shall the tenant need to bring a visitor to spend overnight, must request permission from Casalondres in writing or by e-mail. If Casalondres finds out that a non-tenant (visitor) has spent overnight in the accommodation, the visitor will be removed from the accommodation immediately and the tenant who has brought the unauthorized person will have the £10 charge deducted from the deposit and will be given the 4 weeks leaving notice. The tenant is responsible for the visitor, anything which may occur during the stay of the visitor, the tenant host, will be liable for it.
8. DRUGS AND ALCOHOL – It is strictly forbidden to smoke anywhere inside the accommodations and the abusive use of alcohol as well. It is unacceptable the use of any illegal substances in the properties. If Casalondres finds out that any of its residents are using illegal drugs inside its properties, the law-breaker(s) will be evicted immediately from the accommodation and reported to the police. In the case of resident(s) smoking cigarettes inside the properties, the residents will be evicted and forfeit the deposit.
9. PARTIES – It is strictly forbidden parties at any time in the accommodations. Gathering people, even residents from other Casalondres' accommodations are not allowed. Break of the peace is an offense and may be punished with a fine from the local Council up to £20.000 or a brief term in jail. Disturbing the peace is considered a misdemeanor. Those involved will have their names given in to the local authorities and the local Council. In the case of a fine be issued against the property, the persons responsible will be liable for it and forfeit the deposit.
10. RECYCLE SCHEME – The rubbish to be recycled must be sorted as instructed on signs near the bin area on all Casalondres accommodations. This procedure is in the UK legislation and must be followed. Not proceeding with the recycle scheme, the property may be sued with a fine up to £150 from the local council, fine which will be equally shared amongst all residents of the sued property. By law, the occupiers of the property are obliged to maintain the front and the back garden of the accommodation organized.
11. ITEMS BROUGHT FROM THE STREET – Is not allowed to bring any item from the street into the Casalondres' accommodations such as sofas, chairs, signs, mattresses, armchair, etc The resident(s) responsible will be charged with a fine of £100, and obliged to take the item back to where it's has been taken from. Please, note that items left unattended, such as those mentioned above, are there for a reason, such as infected by bad bugs and other types of contamination, waiting the bin men to collect it.
12. INTERNET – Regardless the internet's high speed of connection and its unlimited access, there are some restrictions in the UK of its use, which is called "Fair Usage Policy", if not respected the connection will suffer a drastic reduction of ¾ of its original speed. In order to avoid this slowdown in the connection, it is very important to avoid downloading grand quantity of files or larger files between 08:00 and 22:00. Programs such as torrents, e-mule and similar are blocked in order to avoid any interruptions in the internet' connection. Just bear in mind that internet is an extra benefit offered by CasaLondres, and is does not reflect any additional cost in the rent.
13. ACCOMODATION LETTER - This letter is to provide the resident with an address in London. The confirmation of address letter will be issued up to 5 working days, form the day requested. Accommodation letters must be requested by e-mail.
14. CHECK-IN AND CHECK-OUT – The check-in time is from 12:00 until 20:00 and check-out from 09:00 until 12:00. Fail to respect those time, CasaLondres reserves the right to charge an extra day.
By breaking one of these rules herein written, Casalondres will judge and apply the penalties according to the gravity. It could be a warning, forfeit the deposit or even be evicted from our accommodations. In case of eviction, the resident(s) will automatically forfeit the deposit.
15. OTHERS: - The cleansing of the property is a free benefit offered by CasaLondres. It does not alter the cost of the rent whatsoever. Also as CasaLondres is always showing the accommodations for new tenants, it is mandatory that you keep you room clean and tidy all the time. CasaLondres reserves the right to inspect the rooms at any time without prior notification either to show the room to the new tenant or to inspect the condition of it.
NOTE: The case listed below will result of the eviction of the resident and forfeit the deposit.

4. Lack of respect with the other residents of the accommodation, respecting the "silence time" which is 22:00 – 08:00.
